The MLS® mark and associated logos identify professional services rendered by REALTOR® members of The Canadian Real Estate Association (CREA) to facilitate the purchase, sale, and lease of real estate as part of a cooperative selling system.

By integrating with local MLS® systems and the Data Distribution Facility (DDF), RealtyTree ensures that users have access to up-to-date and accurate property listings directly from verified real estate professionals.

• Listings displayed on RealtyTree come from licensed real estate professionals who are members of CREA and their respective local real estate boards.
• MLS® data is updated regularly to provide the most accurate market insights. Update frequency may vary depending on the local MLS® board and data feed schedules.
• The information presented, including pricing, property details, and availability, is subject to change based on MLS® updates and individual REALTOR® inputs.
• RealtyTree receives listing data through authorized data feeds and displays it in accordance with applicable rules and policies governing the use of MLS® data.

These professionals adhere to a strict code of ethics and professional standards designed to ensure consumer protection and transparency in real estate transactions.

The MLS® trademark and the MLS® logo are owned by CREA and identify the quality of services provided by real estate professionals who are members of CREA. Used under license.

By using RealtyTree, you acknowledge that:

• The information provided on our platform is for informational purposes only and does not constitute direct real estate representation, advice, or endorsement.
• RealtyTree does not act as a real estate brokerage, agent, or broker but serves as a technology platform connecting users with licensed real estate professionals.
• Any real estate transaction should be conducted directly with a qualified REALTOR® or brokerage licensed in the applicable jurisdiction.
• The use of REALTOR® and MLS® trademarks on this platform does not imply endorsement by CREA of RealtyTree or its services.
• RealtyTree is not a party to any real estate transaction facilitated through listings displayed on the Service.

RealtyTree may display listing data through Internet Data Exchange (IDX) or Virtual Office Website (VOW) programs, where applicable. Users should be aware of the following:

• IDX Listings: Listings displayed through IDX feeds are provided courtesy of the listing brokerage and the applicable real estate board. The listing brokerage is identified on each listing.
• VOW Listings: Certain listings may only be available to registered users who have entered into a lawful broker-consumer relationship with a participating brokerage.
• Data Feed Compliance: RealtyTree complies with all applicable rules, regulations, and policies governing the display of MLS® data, including those set by CREA, local real estate boards, and provincial regulatory authorities.
• Listing Attribution: All listings include appropriate attribution to the listing brokerage and, where required, the cooperating brokerage.

While RealtyTree strives to provide the most accurate and up-to-date real estate listings, we do not guarantee the completeness, reliability, or accuracy of MLS® data. Users should be aware that:

• Property details, including but not limited to pricing, square footage, lot size, room counts, and property features, may change before being reflected on our platform due to MLS® update cycles.
• Some listings may be delayed, incomplete, or unavailable based on local MLS® policies, syndication rules, and data feed schedules.
• RealtyTree does not independently verify, modify, or alter MLS® data but displays it as provided by real estate professionals and MLS® boards. We are not responsible for errors or omissions in the underlying data.
• Users should independently verify all property details, including but not limited to zoning, environmental conditions, permits, title status, and legal descriptions, directly with the listing REALTOR®, brokerage, or appropriate government authority before making any real estate decisions.
• Historical listing data, sold prices, and market statistics may not reflect the most current market conditions and should not be used as the sole basis for real estate decisions.
• Information about school districts, neighborhood amenities, walk scores, and similar data is provided for informational purposes only and should be verified independently.

By accessing property listings on RealtyTree:

• Users acknowledge that MLS® data is subject to the terms and conditions set by CREA, local real estate boards, and applicable data distribution agreements.
• The data is intended for personal, non-commercial use to assist with real estate research and decision-making. Any commercial use of the data requires prior written authorization from the applicable data provider.
• Any unauthorized use, reproduction, redistribution, scraping, data mining, or systematic downloading of MLS® data is strictly prohibited and may result in legal action.
• Users shall not compile, repackage, or create derivative databases from the listing data displayed on the Service.
• The data provided is protected by copyright and other intellectual property laws. Violation of these terms may result in suspension of access and legal proceedings.

TO THE MAXIMUM EXTENT PERMITTED BY APPLICABLE LAW, REALTYTREE SHALL NOT BE LIABLE FOR ANY DAMAGES, LOSSES, OR EXPENSES ARISING FROM OR RELATED TO THE USE OF OR RELIANCE ON MLS® DATA DISPLAYED ON THE SERVICE, INCLUDING BUT NOT LIMITED TO ERRORS, OMISSIONS, OR INACCURACIES IN LISTING DATA, CHANGES IN PROPERTY STATUS OR PRICING, OR DECISIONS MADE BASED ON INFORMATION DISPLAYED ON THE PLATFORM.

Users acknowledge that real estate transactions involve significant financial decisions and agree to conduct independent due diligence before entering into any real estate transaction. RealtyTree strongly recommends engaging qualified professionals, including licensed real estate agents, lawyers, home inspectors, and financial advisors, before making any real estate decisions.

MLS® listing data is retained on the Service in accordance with applicable data distribution agreements and local board rules. Sold and expired listings may be retained for historical and analytical purposes as permitted by the applicable data provider.
