RealtyTree Inc. (“RealtyTree”, “we”, “us”, or “our”) is not a mortgage lender, mortgage broker, financial advisor, investment advisor, or real estate brokerage. The platform's tools and resources, including mortgage calculators, affordability estimators, property listings, and market data, are provided for informational and educational purposes only and should not be used as a substitute for professional financial, legal, or real estate advice.

RealtyTree provides no guarantees regarding the accuracy of calculations, projections, or estimates generated by our tools. We do not influence, control, or guarantee mortgage approvals, interest rates, loan terms, property valuations, or any other financial outcomes. All financial decisions should be made in consultation with qualified professionals.

2. Role of RealtyTree in Mortgage & Financial Services

RealtyTree functions as a technology platform and information connector between homebuyers, realtors, and mortgage professionals. All decisions regarding mortgage applications, financing, loan approvals, and real estate transactions occur solely between users and their selected lender, broker, or real estate professional.

RealtyTree assumes no responsibility for the accuracy, reliability, or outcome of any mortgage-related or financial decisions based on its tools, information, or content. The platform does not:

  • Make lending decisions or pre-approve mortgage applications
  • Guarantee interest rates, loan terms, or eligibility
  • Provide personalized financial or investment advice
  • Act as a fiduciary on behalf of any user
  • Guarantee the solvency or reliability of any financial institution
  • Endorse or recommend any specific mortgage product, lender, or financial service

3. Advertising & Compensation

Paid Advertisements: RealtyTree may receive compensation from mortgage professionals, real estate services, financial institutions, or other third parties featured on the platform through referral fees, advertising fees, sponsorships, lead generation fees, or other commercial arrangements.

Transparency: We are committed to transparency regarding our compensation arrangements. Where we receive compensation for displaying or referring users to third-party products or services, we will clearly disclose this relationship. Compensation may influence the order, placement, or prominence of content on the platform, but it does not affect our editorial independence or the accuracy of our informational tools.

Impartiality & Independence: Compensation does not impact the integrity of our content, mortgage calculator results, property listing displays, or the options presented to users. Our editorial content and informational tools operate independently of advertising relationships.

Sponsored Content & Listings: All sponsored content, paid placements, promoted listings, and paid partnerships are clearly identified with labels such as “Sponsored”, “Ad”, “Promoted”, or “Partner Content”.

Affiliate Links: The platform may contain affiliate links through which RealtyTree earns commissions on qualifying referrals. Affiliate relationships do not affect the pricing or availability of services for users. The use of affiliate links does not increase the cost of any product or service to you.

4. Third-Party Advertiser Terms

Third-party advertisers, sponsors, and partners featured on RealtyTree are solely responsible for the accuracy, legality, and content of their advertisements and offerings. RealtyTree does not:

  • Endorse, warrant, or guarantee any third-party product, service, or claim
  • Verify the licensing, credentials, or regulatory compliance of third-party advertisers
  • Accept liability for any loss or damage resulting from interactions with third-party advertisers
  • Control or monitor the terms, conditions, or privacy practices of third-party advertisers

Users are encouraged to independently verify the credentials, licensing, and regulatory standing of any mortgage professional, financial institution, or service provider before engaging their services. Links to third-party websites or services do not constitute an endorsement by RealtyTree.

5. Real Estate Advertising Compliance

All real estate advertising displayed on RealtyTree must comply with applicable laws and regulations, including:

  • Fair Housing Laws: All advertising must comply with the Canadian Human Rights Act, provincial human rights codes, and any other applicable fair housing legislation. Discriminatory advertising based on race, color, religion, sex, sexual orientation, gender identity, national origin, ancestry, disability, age, marital status, family status, or any other protected characteristic is strictly prohibited.
  • Real Estate Advertising Rules: All listing advertisements must comply with applicable real estate board rules, provincial regulatory requirements, and CREA's advertising standards, including proper brokerage identification and REALTOR® trademark usage.
  • Truth in Advertising: All advertising content must be truthful, not misleading, and substantiated. Claims about properties, services, or financial products must be accurate and verifiable.
  • CASL Compliance: All commercial electronic messages sent through or in connection with the Service must comply with the Canadian Anti-Spam Legislation (CASL), including obtaining proper consent and providing unsubscribe mechanisms.

6. Behavioral Advertising & User Tracking

RealtyTree and its advertising partners may use cookies, web beacons, pixels, and similar technologies to deliver targeted advertisements based on your browsing behavior, interests, and demographics. This may include:

  • Displaying advertisements based on properties you have viewed or searched for
  • Personalizing content recommendations based on your usage patterns
  • Measuring advertising campaign effectiveness and reach
  • Retargeting advertisements across other websites and platforms

Opt-Out Options: You may opt out of personalized advertising by:

  • Adjusting your cookie preferences through your browser settings
  • Visiting the Digital Advertising Alliance of Canada (DAAC) opt-out page at youradchoices.ca
  • Using your device's advertising identifier settings to limit ad tracking
  • Contacting us at privacy@realtytr.ee to request opt-out of targeted advertising

Opting out of personalized advertising does not mean you will stop seeing advertisements on the Service; it means advertisements may be less relevant to your interests.

7. User-Generated Advertising Content

Real estate professionals using the Service to create link-in-bio pages and property listings are responsible for ensuring that their content complies with all applicable advertising laws and regulations, including but not limited to:

  • Accurate and truthful representation of property features and conditions
  • Proper disclosure of material facts about listed properties
  • Compliance with applicable brokerage identification and disclosure requirements
  • Fair housing compliance in all listing descriptions and images
  • Proper use of REALTOR®, MLS®, and other registered trademarks in accordance with applicable trademark guidelines

RealtyTree reserves the right to remove or require modification of any user-generated content that violates these requirements or applicable law.

8. User Responsibility & Due Diligence

Users must conduct independent research and due diligence before engaging with any advertised service, product, or financial offering. RealtyTree does not endorse, warrant, or guarantee any mortgage professional, financial institution, real estate professional, or third-party service featured on the platform.

Users should:

  • Verify rates, terms, conditions, and fees directly with service providers before making any commitments
  • Consult with qualified professionals (lawyers, financial advisors, accountants) before making significant financial decisions
  • Review the privacy policies and terms of service of any third-party service before sharing personal information
  • Report any misleading or fraudulent advertising to RealtyTree at advertising@realtytr.ee

9. Limitation of Liability for Advertising

TO THE MAXIMUM EXTENT PERMITTED BY APPLICABLE LAW, REALTYTREE SHALL NOT BE LIABLE FOR ANY DAMAGES, LOSSES, OR EXPENSES ARISING FROM OR RELATED TO YOUR RELIANCE ON ANY ADVERTISEMENT, SPONSORED CONTENT, OR THIRD-PARTY PRODUCT OR SERVICE FEATURED ON THE PLATFORM, INCLUDING BUT NOT LIMITED TO FINANCIAL LOSSES, INVESTMENT LOSSES, OR DAMAGES RESULTING FROM TRANSACTIONS WITH THIRD-PARTY SERVICE PROVIDERS.

10. Reporting Concerns

If you believe any advertising content on RealtyTree is misleading, inaccurate, discriminatory, or otherwise violates applicable laws or these guidelines, please report it to us immediately. We take all reports seriously and will investigate promptly.

11. Changes to This Disclosure

RealtyTree reserves the right to update this Advertising Disclosure at any time. If we make material changes, we will notify users via the platform or email at least thirty (30) days before the changes take effect. Your continued use of the Service after changes take effect constitutes acceptance of the revised disclosure.
